How Do You Apply?

Applying is easy and fast!

  1. Find the property you want to apply for in our available properties section. Click on apply in the top right hand corner of the property.
  2. Fill out one application per adult. If you have a roommate or guarantor (co-signors) you will need to make sure they indicate it on their applications. After you submit the application you will be placed on hold in our queue.
  3. Pay the $60.00 application fee per adult. After we receive notice of payment of the fee(s) your credit and criminal background check will be run. If you do not meet the criteria for the credit and criminal background, you will be denied. If you meet the minimum criteria, your application will then proceed to the next steps.
  4. After passing the credit and criminal background minimums, you will need to do two very important things.
    1. Send Tandem a check, cashier’s check, or money order for the earnest money required to hold the property.
    2. Notify your employer(s) or source(s) of income/money that you have applied and they will be contacted to verify. Providing pay stubs or other documented proof of funds to the screening company will help. Also notify your current landlord and past landlord(s) they will be contacted.
  5. The first applicant, or applicants living together, to have all verification complete on everyone and everything and earnest money delivered to Tandem will have the property temporarily reserved for them while scheduling and the lease is completed. Failure to be responsive to requests for scheduling or not signing the lease within five (5) days of receipt may result in forfeit of earnest money and the property placed on the market again.

How Does the Process Work?

1. The screening company gathers all of your information including credit history, credit score, employment history, and criminal history.
2. Once the decision has been made to…

  • Accept, you will be notified and then have the opportunity to pay an earnest money which will become the security deposit if the lease is signed. Paying the earnest money deposit will reserve the property temporarily while scheduling of your lease and drafting are completed.
  • Deny, you will be notified and then receive a letter in the mail stating our reason for denying. You can contact the processing company to obtain a copy of your report and challenge the credit bureaus. Any challenges to the credit bureaus will not change our decision.

PLEASE NOTE: IF YOU GIVE EARNEST MONEY TO HOLD THE PROPERTY AND THEN BACK OUT OF SIGNING THE LEASE, THE EARNEST MONEY WILL BE FORFEITED. DO NOT GIVE EARNEST MONEY UNLESS YOU ARE SURE YOU ARE GOING TO SIGN THE LEASE AND MOVE IN. IF THERE ARE OTHER PEOPLE THAT WILL NEED TO SEE AND APPROVE THE PROPERTY BEFORE YOU CAN SIGN THE LEASE, DO NOT GIVE THE EARNEST MONEY UNTIL THEY HAVE APPROVED.

How Can You Make the Application Process Faster?

The application process can take one day or one week. The more detailed you are when filling out the application the better. The two areas that usually take the most time to complete are the employment/income verification and rental history.

If you work for a large corporation or you don’t think your supervisor or HR department will be able to respond to our request quickly then you can help. After submitting your application online you can send us a copy of your pay records for the past two months and we will accept is as your employment/income verification.

If you aren’t sure your current landlord/property manager will respond quickly to the rental verification then we’d suggest calling them to let them know ahead of time. If you have blemishes appearing on your record but you have fulfilled those obligations, submit proof of fulfillment. Proof can include letters or ledgers from the party who is owed. All of these steps can go a long way towards speeding up your application.

How Do You Reserve a Property if You are Approved?

Tandem does not reserve a property for an applicant. The only way to reserve a property is to have your application processed, approved, and then pay the earnest money which will become the security deposit after you sign the lease. The fastest way to go through the application process and reserve a property is:

  1. Apply online and then send in your income information or any other helpful documentation immediately.
  2. After we give you approval you will then pay the earnest money and it will eventually become your security deposit after the lease is signed.
  3. Once we receive an earnest money deposit the property will be removed from the market and the drafting your lease will begin. Earnest money deposits are NON-REFUNDABLE unless you convert it to a security deposit by signing the lease. If you change your mind Tandem will keep the earnest money deposit as compensation for damages for removing the property from the market and losing other potential applicants. THERE ARE NO EXCEPTIONS.
  4. Return the lease signed by all parties within 5 business days. PLEASE TAKE NOTE OF THE INFORMATION BELOW.

What Happens if You Reserve a Property but Don’t Sign a Lease?

Leases are drafted and sent electronically to all parties for electronic signatures. You will have 5 business days to sign the lease and return it to Tandem in order to convert your earnest money into the security deposit and have us begin the final preparations for your move-in. If you fail to sign the lease and return it within the 5 business day period, the property will be put back on the market. If another applicant is approved and pays their earnest money, your earnest money will be forfeited. If you complete the lease and return it after the property is placed back on the market but before your earnest money is forfeited, your earnest money will be converted to the security deposit and the property removed from the market again.

What if I am an Applicant and Need Section 8 Housing?

If you are applying with a Section 8 housing voucher, you will need to apply in the same manner as any conventional tenant. The application submission is only one part of the entire process that must be completed before the property will be reserved. Upon completion of verification of the information submitted, the applicant must submit the Earnest Money before Tandem will proceed with the remaining steps. The property is not considered reserved and the earnest money is not deposited UNTIL the tenancy has been approved AND the lease has been approved AND the unit has passed inspection. Once all three items have been approved, the earnest money will be deposited and the property is reserved. At any time while waiting on inspections and approvals from Section 8, another applicant may apply and submit earnest money, sign a lease, and reserve the property. If someone else completes their application process and secures the property, the earnest money from the Section 8 applicant will be refunded in full.

DO NOT GIVE NOTICE OF YOUR MOVE TO YOUR CURRENT SECTION 8 HOUSING PROVIDER UNTIL THE PROCESS IS COMPLETED AND THE APPLICATION, PROPERTY, AND LEASE HAVE BEEN APPROVED.

What are the pet policies & fees, & how does the application process work?

If pets are allowed at a property, there is a two pet maximum and a non-refundable pet fee of $500 per pet. This fee can be paid over three months for one animal or over six months for two animals. At move out, any tenant with pets agrees to have the unit professionally cleaned and any carpets steam cleaned. This fee does not cover any damage caused by the pet or the cost of cleaning (if necessary).

Pet owners must provide documentation of a check-up by a veterinarian within the past calendar year, the pet’s shots are up to date, and a picture for Property Manager’s records prior to lease signing.

Dogs considered vicious by insurance company standards (Pit Bull, American Pit Bull, American Staffordshire Terrier, English Bull Terrier, Rottweilers [full breed or mix], Akita [including Japanese and Akita Inu], Bernese [including Mountain Dog, Berner Sennenhund, Bernese Cattle Dog], Canary Dogs [including Perro de Presa Canario], Chow, Doberman, Husky [including American, Eskimo and Greenland; Siberian is okay], Karelian Bear Dog, Rhodesian Ridgeback, Russo-European Laika [including Russian Laika and Karelian Bear Laika], German Shepherd, Mastiff, any breed of guard dog trained to attack, wolf hybrids) are not permitted. This list is not necessarily exhaustive. The foregoing applies to both purebred and mixed breed dogs. Any dogs over 50 pounds will be subject to the property owner’s discretion and terms.

Pets must be spayed or neutered.

Applicants with pets must complete a pet application and pay the pet application fee of $25 to be processed along with the tenant application. Tandem Realty, LLC reserves the right to decline an applicant if the results of the pet application are not satisfactory.

A photo of any pet must be provided. We reserve final judgement in approving all pets.
