  • Am I required to make my property available to Section 8?

    No. At this time, you are not required to make your property available to Section 8 voucher holders.
  • Are you licensed?

    We are fully licensed and insured. Our licenses cover real estate management. We also carry errors and omissions, general liability, and workers compensation insurance.
  • Can I reach you after hours?

    For emergency maintenance, a member of our team is available 24/7 to take calls and begin the process of stopping further damage and scheduling mitigation. For inquiries on available properties, we have a system that is able to respond and schedule showings 24/7/365.
  • Can you put the money directly into my account?

    Yes. We actually prefer this method. We do not mail paper checks for owner disbursements.
  • Do I get to see the lease or sign it?

    As your agent, you do not need to sign the lease. We DO provide copies of the lease for your records.
  • Do you sell real estate too?

    At this time, no we do not. Due to the ever increasing regulations, law changes, and natural complexity of property management, we feel it is important to have a team dedicated to your Nashville investment property.
  • How and when do I get my checks?

    We send the monthly statements by email and direct deposit into your account some time between the 18th and 20th of the month. The exact date varies based on weekends and bank holidays.
  • How is rent collection handled?

    A majority of our rent collection is done online. This is the fastest, easiest, and most accurate way. We do still have some payments made by check but there is a small processing and handling fee for payments by check.
  • How long of a lease do you sign?

    Our recommended lease lengths vary based on the time of the year the lease would expire. We strive to time the expiration during the better times of the year for renting a property.
  • How much security deposit do you charge the tenant?

    The security deposit varies based on the property but they are typically close to one month’s rent.
  • How soon can you start managing my property?

    We can begin service very quickly HOWEVER spending the time talking with you, the owner, before the contract is signed is extremely important. A decision for your Nashville property management should be made with plenty of due diligence and thought. The most successful relationships spend plenty of time in the beginning learning about each other.
  • What type of properties do you manage?

    We manage single family to small multi-family properties. No HOA’s please.
  • What type of reports do I get and how often?

    Each month you’ll receive a report that shows income, expenses, reserve amount, and the money sent to you. In January of each year, you’ll receive a report for the entire previous year to combine with your 1099. You should have all you need to file your taxes.
  • Who holds the tenant security deposit?

    By state law, all security deposits must be held in an account that is strictly for security deposits. We hold the security deposit for all tenants placed by us in a separate account.
